Suitable sites
When we look at a site for potential conversion or development, we look for a self storage investment that offers a blend of practicality and potential. Specifically, we look at:
- Location: The property should be located within the M25, in densely populated areas.
- Visibility: The site should have a main road frontage or a prominent position at the front of an industrial estate.
- Space: The site should be between 0.6 and 1.5 acres in size to accommodate a range of diverse unit sizes.
- Lease: Freehold or long leasehold property are what we aim for, but we also are interested in leasehold (50+ years) sites if property is within the M25.
- Regulatory considerations: Buildings of 45,000 sq ft with B8 planning use or eligible for change of use.
