Find the right area 

Homebuyers who choose the best locations are typically the ones whose property value thrives over those clamouring for any house that hits the market. An important factor to remember is that a house can be renovated and remodelled, but once you purchase, you cannot change where it is situated. Never forget that location is the driving force behind the value of your property. 

Stay within your budget 

Getting swept up in the image of the house you want can sometimes be detrimental to a first-time homebuyer. Focusing on properties you cannot afford is likely to cause a great deal of frustration and hampers the overall search for a suitable property. Have a budget and stick with it to avoid a sudden costly outcome. 

Ask questions! 

It is imperative to ask as many questions as you can. Knowing the property inside and out is the number one priority and will keep you on track with your goals and budget.  

Some examples of good questions to ask would be, why is this house on the market? What is included and excluded from the sale? Were there any previous renovations? Is there anything you should know about the house or surrounding area? 

Lastly… Do your research 

What are the average costs of houses within your chosen area? If the home on your list seems more expensive than the average cost within the area, ask your agent why, and if you’re not happy with the answer, move on. While research is vital, don't be afraid to trust your gut instinct.
